1. Introduction

These Terms of Service ("Terms") govern your use of services provided by Jeric Properties, a property deal packaging and investment service operating in the United Kingdom. By engaging our services, you agree to be bound by these Terms.

2. Services Provided

Jeric Properties provides property deal packaging services, including but not limited to:

  • Property sourcing and deal identification
  • Market analysis and due diligence
  • Refurbishment project management
  • Property management services
  • Investment advisory and portfolio planning

3. Client Responsibilities

As a client, you agree to:

  • Provide accurate and complete information about your investment goals and financial position
  • Complete all required verification and compliance checks
  • Act in good faith throughout the transaction process
  • Make timely payments for services rendered
  • Conduct your own independent legal and financial due diligence
  • Secure appropriate professional advice (solicitor, accountant, mortgage broker)

4. Fees and Payment

Our fees are outlined in your service agreement. Payment terms include:

  • Sourcing fees payable upon property identification and acceptance
  • Project management fees as outlined in the service agreement
  • Management fees for ongoing property management services

All fees are non-refundable unless otherwise stated in your service agreement. We reserve the right to modify our fees with 30 days' notice.

5. Investment Risk Disclaimer

IMPORTANT: Property investment carries significant financial risk.

  • Property values can go down as well as up
  • Rental income is not guaranteed
  • Properties may experience void periods
  • Refurbishment costs may exceed estimates
  • Market conditions can change
  • Mortgage availability and rates can fluctuate

Jeric Properties does not provide financial advice. All investment decisions are made at your own risk. We strongly recommend seeking independent financial and legal advice before making any investment.

6. No Guarantee of Returns

While we provide yield estimates and projections based on market data and experience, we cannot guarantee:

  • Specific rental yields or capital appreciation
  • Property occupancy rates
  • Refinancing availability or terms
  • Exit strategy success or timelines

Past performance and case studies are not indicative of future results.

7. Due Diligence and Surveys

While we conduct preliminary due diligence on properties, you are responsible for:

  • Commissioning independent surveys and valuations
  • Reviewing all legal documents with your solicitor
  • Verifying all information independently
  • Conducting your own market research

8. Limitation of Liability

To the maximum extent permitted by law:

  • We are not liable for investment losses or underperformance
  • We are not liable for third-party errors (contractors, agents, etc.)
  • Our total liability is limited to the fees paid for our services
  • We are not liable for consequential or indirect losses

Nothing in these Terms excludes liability for fraud, death, or personal injury caused by negligence.

9. Intellectual Property

All content, reports, analyses, and materials provided by Jeric Properties remain our intellectual property. You may not reproduce, distribute, or disclose this information without our written consent.

10. Confidentiality

Both parties agree to keep confidential all non-public information shared during the course of our relationship. This obligation survives termination of services.

11. Termination

Either party may terminate services with written notice as specified in the service agreement. Termination does not affect:

  • Outstanding payment obligations
  • Confidentiality obligations
  • Completed transactions
  • Clauses intended to survive termination

12. Complaints and Disputes

If you have a complaint about our services:

  1. Contact us in writing at hello@jericproperties.co.uk
  2. We will acknowledge receipt within 5 business days
  3. We aim to resolve complaints within 28 days
  4. If unresolved, you may escalate to The Property Redress Scheme

13. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

14. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be posted on our website with an updated date. Continued use of our services constitutes acceptance of modified Terms.
